Going Up

What was once a cottage for summer use was to become a year round retirement home. The first floor had been updated, but the small unfinished second floor space, with restricted headroom below the low dormer was inadequate. The floor framing, originally intended to support the ceiling below, was woefully undersized.

The solution was to remove the existing roof and protect the first floor while framing a new saltbox roof, facing south to distant ocean views, with a full shed dormer on the north side of the house. The new second floor space contains a large studio, primary bedroom and bath, and a small library/reading nook.
